CP Partners’ path to listing a 9-property portfolio of Caliber Collisions in balmy Florida began with a chance winter meeting in frigid Chicago. Our team had a solid first meeting with a busy industrial developer, but at that time didn’t see any immediate business alignment. Several months later, the developer called seeking input on the feasibility of raising money to acquire a Caliber Collision portfolio operated by a colleague of his. After assessing the portfolio, we determined that it wasn’t viable given the makeup of the assets so we proposed listing the 9 properties instead, which is what the owner ultimately decided to do.

Chance Meeting with Developer Yields Uniquely Challenging Listing

CP Partners Sources Unicorn Buyer, Helps Restructure Leases and Strategically Re-Sells Properties Individually

Given the short lease term remaining on all properties, this assignment hinged on relationships, research, and tireless direct outreach to target buyers. It was nearly impossible to pinpoint an investor who could make sense of the deal. Ultimately, we found a private open-ended fund with the unique capacity and patience to buy short term net lease deals, hold them, and sell after value creation at the sponsor’s discretion.

Exhaustive Search Yields Rare Buyer for Portfolio

Once the buyer began the process of restructuring the leases, our team provided input on the terms most likely to maximize value. The leases were extended prior to close of escrow, and three of the properties were re-sold shortly thereafter. The remaining properties were strategically held until Q2 of 2022, a time of market recovery after COVID-19.

Amending Leases to Enhance Re-Sale Value

Our Caliber Collision listings were backed by NN leases and were up against new construction NNN Caliber Collision listings in the market. So, our job was to create differentiation by articulating the intrinsic value of our listings: they benefited from below-market rents, had been well-maintained, and were priced below replacement cost. It took tenacity, but we were able to find the right buyer for each asset and secure outsized returns for our clients. A final hurdle was pinpointing the right debt sources, and each deal sold before the market declined in 2022. The majority of the properties sold to private 1031 investors from California, and more than half involved cooperation with other brokerage firms. For us, this assignment represents the best aspects of our work: overcoming challenges through creativity, strategy, and tenacity while solving problems and building wealth for our clients.
